1. What Are They Made Of?

  • Colorbond Roofing
    An Australian-made pre-painted steel product, Colorbond is lightweight, durable, and available in a variety of profiles like Corrugated, Trimdek, and Monoclad. Its clean, modern look suits many of the homes we build across the Illawarra and South Coast.

Locspec uses Colorbond Ultra for coastal builds.

If your site is within 500m of breaking surf or exposed to sea spray, we don’t take chances—we specify Colorbond Ultra every time. It’s designed with enhanced corrosion resistance to withstand salt-laden conditions and is the only product in the range backed by warranty in these environments.

  • Roof Tiles
    We refer to them simply as ‘roof tiles,’ but there are key variations:

    • Concrete roof tiles – economical and available in a range of finishes.
    • Terracotta roof tiles – natural clay, excellent colour retention, often used on traditional or Mediterranean-style homes.
    • Slate roof tiles – a premium natural stone offering a timeless look and excellent longevity, but requiring extra roof support.

2. Cost vs. Long-Term Value

  • Colorbond:
    Slightly higher upfront material cost, but faster and more cost-effective to install. Minimal maintenance over time, and easy sheet replacement if damaged.
  • Roof Tiles:
    Concrete tiles are budget-friendly upfront, but installation can be more complex and time-intensive. Terracotta and slate tiles come with a premium price tag and may require specialist installers.

3. Durability & Environmental Performance

  • Colorbond (Ultra included):
    Resistant to bushfires, hail, termites, high winds, and coastal corrosion. A strong performer in both rural and coastal environments.
  • Roof Tiles:
    • Concrete may crack under heavy hail or strong winds.
    • Terracotta is long-lasting but prone to moss in humid conditions.
    • Slate is highly durable but requires a heavy-duty roof structure and careful installation.

4. Thermal & Energy Efficiency

  • Colorbond:
    Excellent at reflecting radiant heat—especially when combined with roof sarking or anticon insulation—making it ideal for hotter regions.
  • Roof Tiles:
    Offer thermal mass (especially concrete), helping regulate internal temperatures in cooler climates. Often requires additional insulation for hot weather comfort.

5. Maintenance & Lifespan

  • Colorbond:
    Low-maintenance. Can be hosed down occasionally and has a long-lasting finish. Repainting is optional after several decades.
  • Roof Tiles:
    • Concrete may require resealing or painting.
    • Terracotta retains colour well but needs moss control.
    • Slate is nearly maintenance-free if installed correctly.

6. Style & Aesthetic Fit

  • Colorbond:
    Great for modern, coastal, industrial, or minimalist designs. Available in matte, gloss, and textured finishes to suit a wide range of architecture.
  • Roof Tiles:
    Perfect for clients after a traditional or heritage look, especially with terracotta or slate. More depth, curvature, and texture in the profile.

7. Structural Load Implications

  • Colorbond:
    Ideal for flexible layouts, upper-storey additions, and less structural demand on framing.
  • Roof Tiles:
    Heavier—especially slate—and may require more structural framing. Important to plan for this early if roof tiles are your preference.
