The first step in bringing your project to life is to hear all about it from you. We want you to share everything about your desired outcome – what you can’t wait to experience about your home, how you want to utilise your home, what are your must have’s and non-negotiable features. We want to truly understand your style and design and believe that the more knowledge we have the better the outcome. We ask you to bring along your scrap book, Pintrest board, napkin plans and wildest dreams to ensure that we are all working towards the same goal. We’ll have a relaxed site visit where we view your block to see what the best features or views are, how we can maximise your plans or advise of any potential building constraints and discuss your overall project spend.
Here we’ll engage with our design team to draw floor plans and concept elevations for your approval. This is the exciting time watching your ideas take physical shape while we all work together to ensure that we are building your dream. We want you to relish this part and believe that open communication is invaluable – you’re in control of your final design. We’ll build 3D renders and video walk throughs so you can easily see yourself in the space you’ve designed. At this stage it’s all about adding your personal touches and customising the look of your home. From selecting materials to tiles and colours – we want you to make sure that your home will feel like you.
Once you have confirmed your plans, we’ll liaise with our trades to provide you with an in-depth itemised quote proposal for your build. This will form the basis of your contract and give you an accurate price guide for your build and inclusions. With the accepted proposal we’ll begin the necessary steps to start construction. This includes going over your contract, arranging insurances and submitting required local council applications. We’ll also liaise with the necessary surveyors and engineers to ensure that your build meets local council requirements.
This is when you physically see your dream taking shape. We welcome you to visit regularly for supervised site visits so that you can enjoy all aspects of building your home and watching it come to life. We’ll keep you up to date with the build progress and have regular meetings to discuss your construction progress to ensure that there is continued transparency regarding your building timeframe and project spend.
Once your home has reached completion we will have a final inspection together. This is where we walk through your home making sure that everything is as you expected, and you can physically enjoy your space as you envisioned it from the start.
We will provide you with all required certifications from relevant trades and specialists for insurance and warranty purposes. We will also apply for the required certification to confirm that your home is compliant with NSW Government building regulations.
With the final inspection satisfactorily completed and all certifications approved it’s time to get the keys to your brand new home. We will also provide you with a handover package containing copies of manuals, warranties and other relevant information.
Now the construction is behind you it is time for you to move in and enjoy living in your new dream home. We will touch base with you after you have been enjoying your new home to ensure that everything is as expected.

Our consultancy package is designed with the client in mind to make the design and construction process as seamless and enjoyable as possible. Having Locspec as your building consultant while collaborating with our design team allows you to achieve a design that is buildable, within your budget and gives you more control of the project. In order to achieve this, we recommend having Locspec onboard as soon as possible, even as early as the pre-design phase.
