If you’re building or renovating a home in a humid or coastal area, moisture control should be front of mind. Salty air, high humidity, and regular rainfall can lead to hidden mould, condensation, and long-term structural issues—especially behind walls and ceilings.

One often overlooked but highly effective tool in moisture control is the vapour barrier. Here’s how it works and why we include it in many of our builds across the Illawarra and South Coast.

What Is a Vapour Barrier?

A vapour barrier (or vapour retarder) is a material layer—typically a plastic or foil membrane—installed in your wall or roof build-up to limit moisture transfer via air pressure. It helps prevent warm, moist indoor air from entering cooler wall cavities where it can condense into liquid water, leading to mould, rot, and insulation breakdown.

In coastal and mixed climates like the Illawarra and South Coast, we don’t use plastic sheeting or Class 1 vapour barriers that can trap moisture. Instead, Locspec exclusively uses Pro Clima’s vapour-permeable wraps—high-performance membranes that allow moisture to escape while still protecting against wind and rain.

Why Moisture Management Matters in Coastal Homes

In coastal zones, your building envelope is under constant stress from:

  • Warm, moist indoor air (from showers, cooking, drying clothes)
  • Cooler outdoor air or thermal bridging from uninsulated materials
  • Salt-laden air that accelerates corrosion and decay

Without proper design, this mix leads to:

  • Mould and mildew growth
  • Damp or failed insulation
  • Warped cladding and interior damage
  • Musty odours and poor indoor air quality

3 Key Ways Vapour Control Prevents Mould

  1. It Slows Vapour from Reaching Cold Surfaces
    A correctly placed vapour retarder reduces the chance of interstitial condensation—where warm vapour meets a cold surface inside the wall.
  2. It Keeps Insulation Dry and Effective
    Wet insulation loses its thermal resistance. Vapour barriers, combined with smart breathable membranes, keep insulation functional for longer.
  3. It Works as Part of a Whole-System Strategy
    Vapour control only works when paired with:

    • Vapour-permeable WRBs (e.g. Pro Clima Solitex)
    • Cavity battens for ventilation and drainage
    • Airtight construction with intentional ventilation paths

Are Vapour Barriers Always Needed?

No—and getting this wrong can do more harm than good.

In coastal and humid climates, vapour-permeable membranes (not plastic barriers) are often best. They let internal moisture escape while still shielding the wall cavity from wind-driven rain. Cross-Ventilation vs Mechanical Ventilation: What’s Right for You?

Beyond what goes in the wall, ventilation strategy plays a huge role in indoor moisture levels.

Cross-Ventilation

Uses natural airflow through window placement. Great for breezy sites and passive designs.

Mechanical Ventilation (e.g. HRVs/ERVs)

Essential for airtight homes. These systems constantly exchange stale, humid air with fresh, filtered air—helping control condensation, odours, and pollutants.

Locspec often uses a hybrid approach—designing passive airflow into the layout and supplementing it with mechanical options for bathrooms, laundries, and airtight builds.

Locspec’s Moisture Management Approach

In the Illawarra and South Coast, we include the following as standard in high-performance homes:

  • Pro Clima vapour-permeable wall wraps
  • Cavity battens for passive drying and airflow
  • Roof sarking or anticon blankets under metal roofing
  • Mechanical exhaust systems in wet zones
  • Optional HRV/ERV ventilation systems for airtight homes
