Honestly, money is personal.
I don’t love talking about my own finances with people I’ve just met, and I’d guess you’re probably the same. Most people are.
So before we ever sit down together, I’d rather give you the chance to read through exactly how I approach budget transparency, in your own time, rather than explain it to you in a meeting where it can suddenly feel like you’re under the spotlight.
That’s really why I’ve put this in writing.
Budget is where a lot of the anxiety in a renovation actually lives. Not the design. Not the finishes. The number.
Will it hold? Which items come with it? What’s not? What happens if it changes?
Most people planning a custom addition or full renovation find that uncertainty underpins every other decision until it is resolved.
I don’t guess at your number
A lot of pricing at the planning stage is really just an informed guess, someone looking at a set of drawings and giving you a number, even though they aren’t the person who’ll actually be doing the work.
I’d rather give you something more solid than that.
During our Consultancy Service, I bring in the actual trades who’ll be working on your project to price their own scope and commit to real dates. That’s about as close as you can get to a reliable number before construction even starts.
I don’t hide behind allowances
Most building contracts start with allowances, placeholder figures for decisions you simply haven’t made yet.
That’s completely normal early in the process.
What matters is what happens next.
Before you lock in your contract, I take you to the joinery shop that will build your cabinetry. You can choose your actual benchtops, colours and handles, real selections, rather than round numbers guessed at months before you’ve even seen a sample in person.
You see the contract before you sign it
I’ll always send you the actual draft contract to read through before anything is finalised. Not just a verbal summary of it.
That gives you proper time to go through it at your own pace, ask questions, and even have a lawyer look over it if that gives you extra peace of mind.
Everything stays in one place
We communicate through our client portal, and I keep a proper written record of the decisions that affect your budget.
Meeting minutes. Actual records. Not a quick note jotted down afterwards.
If a number changes, there’s a clear record of what changed and why.
What happens when the real number doesn’t show up until later
I’ve seen this play out more than once, in different forms.
This is an illustrative example, not a specific project.
A couple sets a firm budget and sticks to it all the way through the design process. They negotiate the contract and get everything to land right on that number.
Then construction starts.
One tile gets upgraded because it’s “just this once.”
Then they swap the tapware.
Then they decide they’d really like a slightly bigger island bench.
None of those decisions feels like a major expense at the time. But by the time the home is finished, they’ve spent well beyond where they started.
Not because of one massive blowout, but because of a dozen smaller decisions that each seemed reasonable on their own.
And because those changes happened after the contract was signed, they usually cost more than they would have if they’d been considered and locked in from the beginning.
Here’s the part that matters:
If that family’s real number had been accounted for from day one, they could have ended up with a better-designed home for the same overall spend.
Why?
Because we could have designed around that number properly, rather than adding changes after the fact.
That’s the gap I’m trying to close by getting real selections and real trade pricing sorted before the contract, not after it.
Why I’d rather you know all this before we ever meet
By the time we sit down together, I don’t want the budget conversation to feel like the first time you’re hearing any of this.
I’d much rather you already understand how the number comes together.
Then when we talk, it can be a conversation between two people who are already on the same page, not me explaining myself while you’re trying to work out whether you can trust what I’m telling you.
If you’re planning a custom addition, full renovation or knockdown rebuild in the Illawarra or South Coast, have a read through this first and decide if it’s worth a chat.
And if you’d like to talk it through properly, I’d be happy to hear from you.
